Do I have to fix up the property?

Nope. You can leave it exactly the way it is. Don't worry about any level of repairs. We buy houses in any condition. You can even leave trash and unwanted items behind, we'll handle it.

Are there any costs when we sell to you?

How do you arrive at the offer?

We start with recent comparable sales in your neighborhood, then walk the property and estimate what it will actually cost to make it market-ready. We also factor in holding costs and the fact that we pay all closing costs. We never lowball. We run real numbers, explain the math, and put our best offer in writing.

Can the offer change after I accept? Is there room to negotiate?

Our first number is our best number, not a low opener we expect you to talk us off. If the facts change or you have another bona fide written offer, we will look at it. We have a Best Offer Guarantee and we will beat a real competing offer. What we will not do is start high and cut the price at the closing table.

How long will it take to sell my house?

We buy more than 200 homes a year across Northern Nevada and have built a process that lets us close in as little as 7 days. Not every house can move that fast. Some titles and situations are more complex, but we close on your timeline, whether that is 7 days or 60. Need cash before closing, or more than 60 days to get settled? How long do I have to move out? Can I stay after closing?

You choose the moving date. Buy the next home first, line up movers, wait on a school calendar, or settle family affairs. The close waits on you, not the other way around. Not ready to move the day we close? You can stay in the home after closing on terms that work for you.

What kinds of properties and situations do you buy?

We buy residential property in any condition: distressed homes that need work, inherited houses, vacant properties, tenant-occupied rentals, and houses that are simply outdated. That includes single-family homes, condos, townhomes, duplexes, multi-unit buildings, vacant lots, and mobile homes. If you have a commercial property, reach out. We may still be able to help.

Do you buy houses with tenants, a mortgage, or an inherited title?

Yes. Tenants can stay. You do not have to evict anyone or wait out a lease. If there is a mortgage, title pays it off from the proceeds at closing. Inherited houses, probate, foreclosure timelines, and back taxes are situations we handle regularly. Tell us what is going on and we will walk through the cleanest path.

When does selling to a cash buyer make sense, and when should I list instead?

Cash makes sense when certainty, speed, or the condition of the house matters more than chasing a headline list price: inherited property, tenants, repairs you cannot fund, a job start date, a foreclosure clock, or a vacant house eating carrying costs. Listing usually makes more sense when the home is retail-ready, you have time, and you are willing to do showings and repairs. If listing is the better path, we will say so.

Would you ever tell me not to take your offer?

Yes. If your home is in good shape, you have time, and a traditional listing would likely net more, we will tell you that and help you find a good local agent. How do I know you are not a predatory cash buyer?

A reputable buyer explains the number, puts it in writing, uses a real local title company, and does not punish you for sleeping on it. Red flags: high-pressure "sign today or lose it" tactics, a big verbal number that shrinks at closing, vague contracts, no local reviews, and anyone who will not show you the math.
